The number one office HVAC complaint I hear is always the same: "it's too cold in my area and too hot in theirs." Nine times out of ten, this is a zoning and controls problem, not an equipment problem. The system has enough capacity — it just can't deliver the right amount of air to the right places. Before you spend $50,000 on new equipment, spend $3,000-$5,000 on a proper air balance and controls assessment. That usually solves it.

The upfront cost is higher, but tenant satisfaction goes up dramatically because everyone controls their own comfort.

When a new tenant moves in, existing HVAC almost always needs modification. This is called tenant improvement (TI) HVAC work, and you should budget $5-$15 per square foot for it. New walls change airflow patterns, different occupancy densities need different air volumes, and specialty spaces like break rooms and server closets need dedicated conditioning. Skipping proper TI HVAC work is how you end up with the "too hot/too cold" complaints from day one.

The smartest investment an office building owner can make is a building automation system (BAS). A $15,000-$50,000 system pays for itself in 2-3 years through energy savings alone. It also reduces tenant complaints by 40-60% because you can monitor and adjust every zone remotely instead of sending a technician every time someone calls about temperature. For multi-tenant buildings, it's not a luxury — it's table stakes.
